AN IMPORTANT NOTICE FOR SEASONAL RESIDENTS OF SOUTHWEST FLORIDA
In Southwest Florida, unlike many other places in the US, we live in a subtropical climate zone, meaning that during many months of the year we experience excessive heat, humidity and rainfall. Your air conditioning system is one of the most crucial components in keeping your home protected from two of these important elements; Heat & Humidity. Excessive humidity in a home (typically 60% relative humidity and higher) can cause damage to furniture, computer equipment, wall coverings, wood fixtures, art and may lead to organic growth (commonly called mold or mildew) in your home.
There are two important steps you can take to help protect yourself from excessive humidity in your home. The first step is to make sure your air conditioning system is running properly and is maintained by a licensed, Florida air conditioning company. Preventative maintenance should be performed on your system at least two times per year. Failure to maintain your air conditioning system may cause the condensate pan and drain to become clogged, resulting in water leakage and poor system performance. The second step to help protect your property is to hire a reputable home watch service to inspect your home on a regular basis when the home is unoccupied. This is especially important if you are a Seasonal Resident. One of the most important inspections a home watch service should perform is to check (and document) the relative humidity present in the home at the time of inspection. We recommend a relative humidity inspection check at least once per week. At this time, if relative humidity in the home is excessive, the source of the excessive humidity needs to be determined and corrected to prevent any damage from occurring in the home. In many instances, we have seen this occur from water intrusion through the roof, a leak from a running facet or toilet, faulty windows and the improper use of hurricane shutters.
In some instances, the cause of excessive humidity in your home may be due to a mechanical failure of your air conditioning system or even an electrical disruption. In many cases this can be corrected with a simple repair; however, it is important to remember that if the house is not being watched by a reputable home watch service, the resulting air conditioning failure may go undetected and lead to significant damage in your home.
I have read this important notice and understand the importance of routine maintenance on my air conditioning system and documenting the relative humidity in my home on a frequent basis through the use of a reputable home watch service. I understand that excessive humidity in my home may lead to mold growth and damage to other furnishings. Conditioned Air cannot be responsible for mold growth or other damage due to an improperly maintained air conditioning system, acts of nature, water intrusion in the home, or from the failure to notify Conditioned Air in a timely manner in the event of any mechanical breakdown of your air conditioning equipment, regardless of cause.
AN IMPORTANT NOTICE ABOUT LINE SETS THAT COULD AFFECT YOU
Your air conditioning system has a copper line set, which includes low voltage control wiring, as part of the overall refrigerant connections between the condenser and the air handler. Unless the line set is known to be faulty (with leaks or the wrong size) it is not normally replaced with the system replacement unless you request it be done. As this is your existing line set it is NOT covered under our installation warranty covering equipment, workmanship and materials supplied by Conditioned Air. Only new line sets installed by Conditioned Air are covered by our warranty.
Line sets can be run overhead in the attic space, if conditions permit. If a homeowners’ or condominium owners’ association has jurisdiction for approval of a line set replacement, it will be necessary for you to obtain applicable authorization prior to our proceeding with the work. All governmental permits necessary for your work are the responsibility of Conditioned Air.
Due to the indeterminate nature of the work involved in the replacement of line set, replacement of line sets will be performed on a time and material basis, not to exceed $7,000.00.
A test can be performed on your line set to determine the integrity of the line set. Please note that this test in no way guarantees the integrity of the line set for any length of time in the future. It tests its current status. The test usually takes 24 hours (you will be without air conditioning during this 24 hour period) and costs $425.00.

CUSTOMER INSPECTION NOTICE
The jurisdiction where you live requires that Conditioned Air Corporation of Naples, INC applies for and obtains a permit whenever we install new equipment. This is a statutory requirement placed on us by your jurisdiction. We have no say or any choice in this matter. Upon completion of the work, the jurisdiction requires that an inspector from that jurisdiction inspect the work. In order for the inspector to perform this inspection, the inspector must have access to your residence. Therefore, a time must be scheduled (Monday thru Friday) for someone over the age of 18 to be home to allow the inspector access to your residence. Unfortunately the time frame is between 8am and 5pm. The inspection does assure you that the installation has been performed to code and has been approved. Conditioned Air is very much aware of the imposition and inconvenience that this places on you. However at this time, there are no alternatives to this process.

AN IMPORTANT NOTICE ABOUT CONDENSATE DRAIN THAT COULD AFFECT YOU
Your air conditioning system has a condensate drain line which drains moisture from the indoor air handler coil to the outside of your home. These drains can develop unwanted interior buildup over the years even when maintained. The condensate drains are normally not replaced with a system replacement unless you request it be done. As this is your existing condensate drain, it is NOT covered under our installation, maintenance or service warranty which covers the equipment, workmanship, materials and labor supplied by Conditioned Air. Our drain line warranty covers new condensate drains installed by Conditioned Air or existing drains less than 5 years of age with maintenance contract.
If a homeowners’ or condominium owners’ association has jurisdiction for approval of a condensate drain replacement, it will be necessary for you to obtain applicable authorization prior to our proceeding with the work. All governmental permits necessary for your work are the responsibility of the homeowner with Conditioned Air’s assistance.
Replacement of condensate drains will be priced as time and materials per the degree of difficulty.

Extended warranties of 5 and 10 years are available for an additional cost.
Extended warranty does not cover water safety switches, drain lines, duct work, line sets, dehumidistats, or overtime labor rates. See terms and conditions for complete coverage. Extended warranty does not include routine maintenance and if not performed yearly could result in extended warranty being voided!
I have been offered the extended warranties and fully understand the benefits.
PAYMENT, UP TO A LIMITED AMOUNT, MAY BE AVAILABLE FROM THE FLORIDA HOMEOWNERS’ CONSTRUCTION RECOVERY FUND IF YOU LOSE MONEY ON A PROJECT PERFORMED UNDER CONTRACT, WHERE THE LOSS RESULTS FROM SPECIFIED VIOLATIONS OF FLORIDA LAW BY A LICENSED CONTRACTOR.
